All pricing is for concrete slab on ground house types up to and including 4 bedrooms, 2 bathrooms and 1 kitchen. Additional costs will be associated with timber sub-floor houses ($50.00).

Pre-Purchase Basic Building Inspection Report $295 (incl. GST)

A Pre-Purchase Basic Inspection Report addresses only the structural elements of the building. The following areas will be inspected where applicable:

  • The interior of the building (walls, floors & ceilings)
  • The exterior of the building (walls, foundations & grading)
  • The roof space (structure)
  • The roof exterior
  • The sub-floor space (structure & ventilation)

Any area in the structure that has lost its designed structural integrity is a structural fault. This report is usually 10+ pages and includes photos of the structure.

Pre-Purchase Comprehensive Building Inspection Report $475 (incl. GST)

The Pre-Purchase Comprehensive Building Inspection Report includes the above in the ‘basic’ PLUS we also make comment on: The following areas will be inspected where applicable:

  • RCD’s (safety switches) & Smoke detectors
  • Rising damp, moisture in bathroom wall
  • Windows and doors
  • Driveway, paths and steps
  • Kitchen, bathroom and laundry cabinets and bench tops
  • Oven, rangehood, cooktop & airconditioning
  • Plumbing Fixtures and fittings, toilets, baths, vanity basins, sinks & taps
  • Electrical fittings, power points and light fittings
  • Stairs, balustrade and handrails
  • Roofing, gutters, valleys, downpipes, eaves, fascia, barges, skylights, vents & flues
  • Sarking & Insulation
  • Surface water drainage
  • Boundary fencing

This comprehensive building report includes a complete inspection on the condition of your home. This report is usually 40+ pages and includes photos of the structure, fixtures and fittings. Whether you are purchasing a new home or have concerns about your existing one, we strongly reccomend this building inspection. If the house has a granny flat there will be an additional cost of $100. If the house has more than 4 bedrooms, 2 bathrooms or 1 kitchen there could be an additional cost, call us to discuss.

Practical Completion Inspection Report $495 (incl. GST)

The Handover Inspection Report is the builders final ‘To Do’ list at handover. A handover report that verifies the property has been carefully inspected and is ready for the purchaser. This report is important to identify any minor defects or imperfections with the building.

  • Fixtures and fittings have been installed correctly,
  • Paint finishes are of a quality standard
  • All hardware is fitted and works including all doors & windows
  • Appropriate sealing has been made to the wet areas,
  • All cabinets are operational
  • All plumbing and electrical devices have been completed and functioning correctly
  • External treatments have been completed and the workmanship is acceptable
  • Roof structure and tie down requirements
  • Signs of poor workmanship

The Handover Inspection Report will outline all defects that require attention. Each defect is marked with a coloured sticker for easy identification by the builder and the contractors. We perform a detailed inspection for every facet including the exterior and interior of the home.

Pest Inspections

(an additional $132 when combined with a building inspection)

The timber pest inspections start from as little as $132* (when combined with a building inspection).
